The Raman Beach Resort in beautiful, laid-back Brigantine, NJ. 68 unit condo directly on the beach.  Each condo has a two floor layout. The first floor is basically a great room encompassing the kitchen, living room and dining area.  There is also a half bath and laundry area.  The second floor has a minimum of two master suites with dressing rooms, spacious bed rooms and full baths, one with a tub and one with a walk in shower.  Some units have a Jacuzzi tub in one of the suites.

The building amenities include an outdoor, life guard protected, heated swimming pool with a patio area; a hot tub room, a work-out room, an owners’ lounge and kitchen for private and condo functions, storage areas for bikes and kayaks and individual sheds for extra storage..

There is covered and open parking with adequate space for all vehicles.

The condo’s location is ideal.  It is in a quiet, residential area yet within easy walking distance to shopping, churches and restaurants.

All Brigantine beaches are public, but since the Raman fills an entire block, the wide, pristine beach in front of the complex is never crowded and provides an ideal environment for sunning and schmoozing.  The Raman beach is adjacent to two life guarded areas where swimming and all water sports are available.  The beach is ideal for surf fishing and kayaking and within easy walking distance to the surfing beaches.

The condo association is governed by a 5 person board of directors. Day to day management is provided by a real estate management company.  The condo fees cover all common area insurance, landscaping and maintenance.  The philosophy of the association is to reserve for expenses rather than assess for projects.  The association is financially sound with a substantial financial reserve and no debt.

The Maintenance Fee, what does it pay for? Typically in most communities the maintenance fee covers: (Each complex is different as far as what is covered, but this is a general guide)

  • Exterior maintenance, amenities, pool, guardhouse, gym, doorman etc.
  • Snow removal & ground care
  • Interior common area cleaning and maintenance
  • Insurance of building, management fee.
  • Capital improvement fund for roof, driveways walkway replacement.

In an older garden apartment type and high rise building community the maintenance may  sometimes cover the heat and hot water.
